I don't think that anyone can adequately answer those sorts of questions and if a Realtor tells you otherwise he doesn't know what he/she is doing. There are so many variables to consider and can and often change from one neighborhood to the next and even from one street to the next. What property sells or doesn't sell and where is a unique and localize phenomenon. You really have to limit the question to a neighborhood and not necessarily the whole city of Nashville to get an accurate picture!

Having said that, I think you will find that interest rates are steadily rising or "creeping" up. If you are in the market to buy, I don't think you will find the rates getting any lower. Prices tend to level off and even fall when the interest rates rise since the pool of buyers becomes smaller and sellers in an already tight market begin to panic and lower their prices. If you are a seller in a high demand area, then there is less affect because you are in a high demand area. Whether you buy, sell or wait will again depend on where you are at.

That's my opinion. If you haven't already, check out www.realtor.com. Look on the left side of the page, there is a "market condition" tab which will let you read reports from various Realtors that have posted information for every state.
