I already have the amount of units i want and the sizes, i am not to sure what kind of monthly prices should be quoted. there will not be any a/c in these units, and the sizes are 10*20, 10*10, 10*7, and 5*7.There will also be R.V./ Boat parking (covered and uncovered). Any info. on this will be great. Thanks!

I don't have any specific information, but I think if you call around and ask the competition what they charge, you can figure out the market price. Good luck!

First of all, self-storage units are a great investment, so you shouldn't have much problem making back the money you invest in time. As for the steps involved:
1) Write down your business plan clearly and in detail on paper, including research you have found on the cost and possible profit gained from owning self-storage units.
2) Find one or two other people that are willing to invest some start-up capital for your storage units. If you can't find investors, talk to a bank loan officer and see what kind of small business loan you can get according to your credit and assets. Present your business plan to investors or to the loan officer so they can get a clear idea of how their money will be spent.
3) Find some property...preferably away from city industrial zones where crime rates are high. Most of the storage units I've seen have been located in rural areas, just outside of towns or cities.
4) Do more reseach!!! Talk to owners of self-storage units in other cities and price out the materials you will need (including security measures (fences, cameras, etc.).

I live in this college town where everyone lives in apartments. there is only one climate controlled storage unit that allows bands to turn the storage into practice space (with curfew). That place makes a killing on bands and there's always a wait on storage units.
