What at the averages costs for CPM and click-through rates? How do you calculated the number of impressions needed to make an impact on X number of visitors?

There is no average cost, it depends on how much traffic your website gets and the relevance of the content. You might have a very specialized site with a premium audience if you, for instance, have a community for brain surgeons. Well you can't reach brain surgeons just anywhere and they make lots of money...so businesses like pharmaceutical companies, etc. will pay big bucks to reach this niche.

You can sell quality of your audience or quantity of impressions. I bought banners on Yahoo Shopping for $8/CPM. I've also bought Entrepreneur.com for $15/CPM.

Maybe investigate sites similar to yours and see what they charge. There might be businesses in your niche willing to pay big bucks for people they can't reach elsewhere. Put together a hit list of those companies and feel them out. Good luck!
