So my washing machine has been broken for almost 2 months now. Its not mine, its the property of the landlord and I have called him several times to come check it out. He keeps saying he will come over and doesnt. I havent ever had any troubles with him fixing things. I've always been a good tennant... been here 3 years and only had 2 problems before now. My sister and brother in law says to withhold rent but I dont want to cause issues. I just want to be able to use my washing machine... what should I do??

Start calling on a regular basis. I mean call a couple times during the week. Then go to almost daily calls the next week. If still nothing, let him know you're going to call a repair man out to fix it and then deduct the amount from your rent. Most likely that'll get his attention!

While you are waiting I would look into what kind of legal action you can take. Here's a link that'll get you started.

I don't think withholding the rent over a washing machine is a good idea...don't think you'd be on good legal grounds on that one. I guess the practical suggestion would be to tell you to go to a laundry mat like most of the rest of us have to do. Maybe you could ask your landlord if there is someone you could call for him, to come over and have a look at it. Tell him you know he must be really busy and a washing machine may not be a priority for him right now, but it sure is for you.

just buy a new washing machine, it doesnt cost that much or go to a laundryplace
or also
u can do what ur in-laws told u

Take your sister and bro-in-law's advice. You already have an issue in that your washing machines broken. Look in your contract and see where you stand.

If it all goes pear-shaped I'm sure your sister'll be happy to take you in.

not pay rent and then your landlord will fix the washing machine

Deduct the cost of using a laundromat and the fuel to and from there from your monthly rent payment and give him a written justification for it.

And tell him if it continues then you will report him to the local housing authority.

Deduct momey from the rent and see how fast he fixes it.
