Why not try one of those online deals that says you can make thousands of dollars a month right from your home?? If that doesn't work I hear being a stripper pays well...

Here are some things that I did to get the down payment on my first home. Maybe these tactics will work for you, too. First, I drove a beater car, yep a Ford Pinto, paid for in full, kept only liability insurance on it and only drove it when necessary. Second, I looked at every bill I had and decided how I could save on it or eliminate it. Groceries were never purchased without cherry picking (on sale, with coupon or generic). I literally took the savings and put it into a down payment savings account. No cable, no eating out, no movies, no vacations, no AC or any other electricity that was not necessary, no store bought gifts. My entertainment, was making gifts for birthdays and Christmas ~ everyone I knew was aware that I was saving for a down payment. I held garage sales and sold items I made at boutique sales, too.
If I didn't pay cash, I didn't buy it. Everything I saved, went into the account. I took on work at home, too. I created resumes, did research, babysat, dog & house sat, did laundry, nearly anything anyone needed to have done, I would do. I even worked on the weekends as the church janitor after services. I would shovel several of my elderly neighbor's walks during the winter.
Now, the first house I bought was no gem, it was a real fixer-uper. But, I came up with the 20% I needed to purchase it. Check the classifieds for rent-to-own opportunities, too. I've done this myself with some of my rentals and it worked well for the resident, too.

You can do it, and I bought a FSBO house once: it was a good deal for both of us. The biggest problem is publicity; the real estate listings are accessible over the internet, and getting your place before the public without having on the internet will drastically reduce its exposure. Only the most dedicated shopper will pore through the classified these days when a search engine can present hundreds of suitable properties in seconds. You will need to decide whether to do "broker cooperation": pay 3% to a buyer's broker if one shows up. There are operations which, for a fixed fee, will put your listing on the internet without doing the full seller's broker's job. Finally, you will have to worry about constructing a contract if a buyer appears; I wrote the contract for the FSBO that I bought, but I knew what I was doing and no problems arose. You may want advice here; you are talking about many thousands of dollars, and a mistake could be very expensive.

How about selling on EBay ? Are you good at baking if you have a specialty that you can make a distribute to local stores. Another is transcribing at home, I would stay away from deals that you see advertised. I would create a flyer and hand out to doctors offices etc. network with friends a co workers for contacts. Good luck.. Your on the right track, and doing what you can. Also what about contacting Habitat for Humanity and seeing what the criteria is to qualify for a new home from them I' m not sure what the income levels are and I do know that you have to invest sweat equity, but the interest is low on the mortgage.. yes look into grants, they give you free money for down payments that you never have to repay, bad credit, good credit there are all kinds of grants, from the govt and individual foundations
