When Alex found Kates' book Persuasion at the train station, when she told him she was going to test him because she had been there on that date and had left something behind and that he was suppose to put in the mailbox at the Lakehouse, so he went there and saw her with Morgan. As he was driving away he is heard to say "I'll get this to you sometime". Other than the reference he makes to Persuasion when he was sitting on the front porch of her and Morgans house nothing else is said about the book until it shows up under the floorboards in her and Morgans apt.

He knew that was where she was going to live in the future so he placed it in the floorboards during construction.
He didn't want to give it to her through the mailbox - too easy! Had to 'spice things up' by making her look for it.

I think he participated in the building of the place, or simply rent it before she did. Actually there is quite a few place in that movie that doesn't really make sense, example: the ending... why didn't he die????
Also, the movie "The Lake House" is actually a remake of a korean movie name "il mare". I am not korean, but just to be frank, the american version sucks.

because keanu reeves character rented that house from before and planted the book in the floor board so she can find it.
