Very often you'll find a Lowes and Wal-Mart on the same property. Wal-mart prefers to own or be the property manager for their locations. In many areas they will buy other available lots to control who goes in that area.

Lowe's is not a direct competitor with Wal-Mart so there is a relationship between the corporate entities. If Wal-Mart owns the land they will allow Lowe's to develop there or lease them a store. Since they are both "big box" attractions the pairing of the two has been very successful.

Think of it this way: Do you think McDonald's is going to put a reataurant in a place with little traffic? They do their homework and find the EXACT location where they will maximize sales. Then a place like Burger King follows. This is a simplified answer but pretty accurate. It would be like going to the horse races with a someone known to consistenly pick winners. Rather than research your own bets you make the same bets the expert makes.
