I want to spend as little as possible, but ensure that I get top dollar for the home I am about to put on the market.

Plant flowers outside and water your lawn a bunch. Clean your house like you have never cleaned it before. Remove clutter. Remove more clutter. Remove family photos (you don't want people to think they are taking your house). Remove more clutter.Seriously, this is a big deal. You don't want toys, magazines, letters, trash, stacks of books, the TV guide and remotes, makeup and hair products, and stuff all over the house. Counters in the kitchen: remove things likely your toaster, try to have empty counters.

Invest in air freshener or a candle that really smells like a fresh baked apple pie. Have your carpets cleaned (rent the machine and do it yourself). Set your dining room table with nice dishes and silverware etc, it looks more lie a model home. You want it to look like its a model home, and not a home that someone lives in.

Start with a high asking price, you never know who will buy. Then after a couple weeks, drop it down, the just reduced will snag those who wanted it but thought it cost to much and will make first time lookers think they are getting a bargain.

My the rooms "look" bigger by moving furniture closer to the wall or having less furniture. Put potpourri in the bathrooms and ten minutes before buyers come, start making some coffee or baking cookies to make the house smell better. Watch "designed to sell" on HGTV for more cheap tips.

Have your realtor run comps for you to look at. Compare your home. "Staging" your home well can help sell.
