Depends what the job is. Obviously she would need time off very soon to have her baby and then recooperate afterwards. If she's more qualified than anyone else you interviewed, then it might be worth hiring her and having her work until she needs to take her maternity leave, and then have her come back after that's over and start working full time. Is it a position that needs filling immediately? If not, you could hire her and then wait to start her until she has her baby and is ready to start working again.
I'm sorry my answer isn't more straightforward. There's so many variables to take into consideration. But, all in all, if you think she's the best person for the job, and you're willing to sacrifice a little as far as time off is concerned, I'd suggest you hire her. Besides, you wouldn't want to get in trouble for not hiring her due to discrimination...

Ability to do the job should be the only criteria. In fact, to answer your question, if the employer turned down the applicant for no other reason than her pregnancy, the employer is in violation of the law.

She can sue that employer. The problem would be her ability to prove her case. It has been done.

If you don't give her the job, then it's discrimination and she has grounds for a lawsuit against the company. So yes, I would give her the job, and make sure to include clauses for her maternity leave and FMLA and things in the hiring paperwork.
