i think that building one would be a headache, but will a bank loan you more on building a new home

modular homes are built with the same materials as a regular home. They are built inside and put together onsite. They are much more square than a house built onsite. Also, you have to pay more for a house built onsite because you have to pay approx. 15% on top of house price for the materials because of the possibility on some of that material being stolen from the site.

My suggestion is to buy a newly constructed homes. That way, you don't have to build or buy a modular. I was in the same dilema..build or buy modular. Building is a headache because you have to deal with contractors. Modulars do not maintain the value of 'real' homes.

So, just go look for newly constructed homes. Developers are doing it all the time.

But if that is just not an option, build! You'll be thankful years from now if you try to sell. It's much easier to build equity into a house than it is in a modular.

That is really up to you and your budget. Building your house is a great way to get it just the way you want it, while modular homes are a little more cost effective. Modular homes are built with better quality and better conditions than one built “on site”, a house built “on site” is dependent on good weather and finding a good contractor.

Both have pros and cons, it is really up to how much money you have in your budget and what you need in a home.

I'm not sure of the bank loan issues, but builing your own home if you don't know anything about it, is dangerous...hiring builders is tricky, there are some really poor ones out there, eager to take advantage of people that don't know anything about the process. Have a lawyer go over the contract for you, my friend lost $70,000 to the first builder that she went with, he took her money and then did not complete things, she was left with a cracked foundation and a bill to the excavators that had not been paid by the builder....she had to start fresh with a new builder and is still fighting to get her money back....so just be very careful....

Build one, its harder to get financing for a modular. Also, when you go to sell it won't sell as fast as a stick built home. Modulars are simply glorified double wide mobile homes.

I grew up listening to my dad complain about modular homes. He's been a carpenter/contractor for almost forty years - his opinion is they're junk. There have been improvements, but your best bet is to build. Better investment- for resale and for comfort/fewer problems.

All a modular home is is a glorified trailer. They are made with the same supplies basically.

build one if you can afford it- the loans aren't hard, your other question depends on your location.

Start calling- you'll get PLENTY of info from loan agents.

If affording it isn't a problem, go for the new one, then you can customize it.
