Are "Open House Showing" just a waste of time if you already have the home listed in the MLS. It seems like they just attract people who are browsing and not really serious about buying a home.

Open houses are a useful tool for the listing real estate agent who holds the open house. Open houses rarely lead directly to the sale of the house. They do make the seller happy because they think the listing agent is really working all out to sell their property. In other words, it takes some of the pressure to get the house sold off of the agent. At the same time, it presents an opportunity for the listing agent to meet buyers actively looking for a new home. Says the agent to the lookers, "I realize that this isn't exactly what you are looking for, but I know of a couple of properties that sound perfect for you, can we meet later after this open house is over?" You get the picture.

I have never allowed an open house to be held in a house I was living in. It is not uncommon for burglars to case a house while going on a tour.

If your are a Realtor it is good for some reasons and not so good for others.

It will show that you are trying to market the house for the sellers. It makes the sellers feel that you are earning your commission.

It can also be good to gather leads as some people come through. They may not be interested in that house, but they are looking to but or sell in the area. Don't be too aggressive or you will scare them off though.

As far as actually helping to sell the house, that is hit or miss, usually a miss.

I have done open houses with Realtos and seen tons of people come through and I have seen a complete no show several times.

Think of it this way, You are fishing for a buyer. You have to have enough fish before one or two or more hopefully bite. There are so many open houses for good reason, it would be foolish not to have one and instead have an by appt. only. Why would perspective buyers want to waste their time when they could go to open houses.

100% help. People want to SEE what is on the market. I personally am looking for a home & look for open houses in the paper!
