Just wash it and then put in fabric softener in it the rinse when you dry them.

They will eventually soften up after they are washed a few times.
I had 220 thread count sheets that I bought 28 years ago from JC PENNY and they just finally hit the dust, top sheets and pillow cases are still good, only the fitted sheets wore out, so I just ordered four more sets of JC PENNY sheets, they are a bit stiff at first, just be patient and they will eventually soften up.

Fabric softener, but 220 is a very low thread count and it won't make much of a difference.

I've bought some super soft sheets from Overstock that had a very high thread count.
