OK...My house has been on the market since the beginning of June and still hasn't received any offers. It is listed at the same price as other homes in the development. I burried St. Joseph a few weeks ago and still no contract. What do I have to do to sell my home?

I have a good realtor and I am closing on my new house Aug 3rd.

Everything is squeeky clean and did everything that is required to "sell". I have had many showings and recently had "no shows" which were confirmed showings.

Hi ninety-three red capri - the "burying of the Saint Joseph " didn't work for my mom's home. My father died suddenly, and the house was a state away and too big for her. All the realtor kept asking her to do is keep reducing the price -- no help for a widow on a limited budget.

(Your home has only been on sale for a month and a half?) What DID work is:

1. getting rid of extra clutter
2. renting a storage unit for movable things that were to be kept
3. making coffee just before someone was going to see the house (or cookies)
4. removing personal pictures and storing them (or putting them in a drawer)
5. having a flowering plant in a nice pot (saves the price of cut flowers and lasts a lot longer, like a mum)
6. if you have an enclosed porch with a small table or picnic table, set it up simply but with a couple of placemats, utensils, and a cup (inverted) and saucer -- as though the visitors are the company you're expecting

The important thing is that other people can picture themselves in your home. I would also watch "Sell This House!" and "Curbside Appeal" (this on the Home and Garden Network).

My mom's home sold and she's here with me. We just did our part and prayed on it, and a couple who really appreciated it came along to buy it. It will happen for you too - hang in there!

I thought you were supposed to bury a Jesus statue in the yard. I never heard of using St. Joseph.

It's still early as far as selling the house. It's only been what, like 6 weeks? Hang in there! The right people just havent come along yet. It's hard to be patient, but it WILL work out. It always does.

If you get desperate you can always lower the price a bit to give you an extra advantage.

I have one out myself now hun. I can tell you this, intent plays a very important role when you cast your St. Joe into the ground. Did he ask for a quick sale of the home, or just a buyer. Did he ask how much money that he wanted from the sale of the home, or not? You can't just place him in the ground and say a prayer and hope for the best, you have to be active in this as well. What has he done to sell the home? Has he placed ads in the paper and flyers around the neighborhood and others as well. Has he placed the home with an agency???? You have to be active as well as proactive for this to work hun, tell him to get another St. Joe and try again. This time bury it under his steps in the same manner, and put his full intent into and be active this time and see if it works :-)

Keep having FAITH I tried Saint Joseph and my house never did sell ( 6 months on market) 2 years ago >I have just listed it again and once again have turned to St Joseph for help hopefully this is the right time for me.Remeber everything happens for a reason and a Higher Power is behind the happenings .Just have faith and pray that this is your time .

Another idea, have professional "Stager" take a look at the house. It works for the builders in model homes.

Have you done everything the agent told you?
You're not doing it yourself are you?
Price overcomes many objections.
Clean it up, move your junk to storage.
