The refrigerant line (larger insulated line from condenser) seem to cool (and moist) temporarily after the unit is turned on but warms up after a few minutes. I have confirmed that the compressor is running by briefly running the unit while the condenser fan and motor (which runs okay too) is disconnected. There's no ice formation on my furnace's evaporator coils either. Is this a leaked or undercharged refrigerant problem or is it more likely that the compressor is at fault inspite of the fact that it is running?

You should check the obvious stuff first. Is the furnace filter dirty? is the outside unit clean? Try opening the registers and closing blinds and windows. It might very well be very low on refrigerant, and that would require the services of technician. I've been installing air/conditioning units for about ten years, and I've seen a lot of mistakes from shoddy installing. Contact the installer that did yours, it might still be under warranty. Hope this helps.

If you are gettings good air movement at your registers, temperature/pressure readings might be a good idea. Attaching a manifold set (guages) to the service ports, however, is a job for a professional. Not only do you have to know the procedure for installing the manifold - you must also be able to interpret the readings. If you can't get your builder to help you out with this call a local heating/cooling contractor and get it done right. Good luck.

Sounds like you've got a freon problem. Maybe a leak somewhere. Freon has a certain type of smell. If you smell anything unusual, that's what it is.

Call the "PRO" who installed this system and have him come over and give her a check. It sound at first you could have a leak, which is unacceptable. I do not know what brand this is but you should have warranty to cover it.
