Give the business a chance to make money. Advertise for them, let them get in front of potential customers, etc. Then it's not a donation, it's advertising which they do anyway.

Figure out what type of person will see the donation and go after those kinds of businesses.

To be a large reputable charity with 20 (better yet, 120) years of operating history, so that potential donors know who you are. Also, it is usually much easier to get in-kind donations (goods and services) than cash donations.
