Ask for a cancellation of the contract, worst case is they say no and you can get sued for specific performance.

* Negotiate with the buyer for a withdraw. You may offer them some consideration.
* If it didn't work then you have to wait something to come up and they approach you to negotiate. For example if the inspection come out your house has termite and they want you to do the extermination, anything asking for a price reduction or if they ask for an extension for commitment or closing. Whatever it is, just say no and hope the buyer cancel the contract by himself.
* Not to close and ready for being sued. The outcome may be specific performance or some compensation for them.

A contract for sale with an individual (like rent to own etc.) or a contract to sale through a realtor, ie: you listed it or have signed and earnest money contract? The answer would/could be different.
