Why not charge him your actual expenses plus $50.00/hr for your time?

If they didn't pay you a deposit that you can use to pay for the cleaning, then the tenant is off the hook. Once they move out, the contract between the two of you is over.

You have no right to recover for reasonable wear and tear unless the lease stipulates it. however if the damage is not reasonable, you can charge the cost of fixing the damage or take it out of the security. the work you are doing is not supposed to generate a profit

I clean apartments part time in West Tennessee. I charge $150 for move-outs that are just your normal wear and tear - nothing real dirty. I would charge them $200 for their mess.....)(

They should have paid a cleaning deposit when they moved in to cover that.
