I have a room with bed and a small desk that I want to rent (is a nice place)
It doesn't include cleaning neither foods, all that the person do it for himself
What price do you consider appropriate and
do you think is a risk rent to students ?

I don’t know nothing about this ,
and I don’t want people who smoke or drink inside the house neither hear high music (I work in the other room so I don’t want
to much noises and nobody with childrens ) but I want do something with the other room , if a can rent is extra money so what do you think?

make it clear, food not included, cleaning not included, no smoking no drinking, no loud music.
i have had pretty good luck with my spare room
get references, if they have none, they get no room. i live in upstate new york. my rent is $40 a week, gives them laundry priveledges, showers, fridge and kitchen access, tv, internet, pretty sweet, air and heat, bedding, weights, foozball, driveway, yard. they got it made

The best way to determine the price is to check your local classified section. depending on where you are, something like that should be around $500.00/ month.

I think its a great idea to do, but this is what i would suggest if you are going to persue this:
1. when placing the ad to rent your space make sure you put in whats included and whats not.
2. when they come to see the room, make sure they understand what they can and cant do.
3. Make sure you have a lease agreement drawn up that includes that the tenant is responsible for damages done. then if any damage is done, take pictures and document everything. time and date stamp, and always have a witness (ie friend or someone outside of the house) sign the documentation. you can find templates of lease agreements on the internet. just google them. Make sure you check to see what province/state its good in first before using it.
4. become very familiar with tenant and landlord act.
5.If the tenant is under 25 have them sign the lease with a co-signer.
6.Check with your insurance comapany to see if damages due to fire etc are covered if done by the tenant. If not make sure you have the tenant get tenants insurance. its cheap like $10 to 15/month. get them to prove to you that they have the insurance, and take copys of the documentation.
7. I know you don't want them to drink in the house, but that is something that can't be controlled, nor do you have the right to tell them that by the law. However you can tell them that you want it limited to certain days a week you don't want them to be drunk all the time.

Any time you rent a room there is a risk.

Check their background! Double check their references not friends but actual people they have rented from.

Get everything in writing about what is "common" areas and what isn't. How the bills will be split when rent is due. If they pay you cash have them sign a receipt and you keep a copy.

You need to type out a lease that explains damages, common areas, fees applied to late rent, eviction, costs incurred if you have to take them to court for due rent, when rent is due, etc.

Take a picture of the room before it is rented and have them sign something that they agree the picture is accurate to before they moved.

I know this sounds like a lot of little knit picky things but you have to protect yourself.

Well, I also have a room for rent...in the imaginary planet of Zuldah, duh.

Be more specific next time. Plus, have you bothered to go outside and purchase your local newspaper? Every town (in America and elsewhere) has a For Rent section where you can get an idea of what's the right price for what you're offering.

you're able to lease from some little previous lady who isn't a serial killer. No, in life, there are no longer any ensures. You will pay you cash and you takes your possibilities. that's what life is all approximately my expensive youthful guy. you're stressful to fly the coop and till you paintings finished time, you cant take care of to pay for greater effective than a room.

depends on where u live whats the going rate in your area check the papers and see also do interviews and postings check the liberies people who go there are usually quiet and more into there studies then paties also when you post your room be specific in what type of person your lookin for

going rate in Northants is £40-45 depending on the size of room, you are being very selective though, might be too much for some people.

Are you near a Uni? you are going to have to let them use the kitchen etc.... why not rent to students? I was one and was paid up on time?

Try nurses. I prefer them

Renting it is a good idea. You can ask around to friends and family to see if they know anyone interested. Just make sure you make yourself clear about what you alow and dont alow.
