My Aunt is a real estate agent and has the same problem.

Go to www.approachit.net and get some of this spray and spray it on everything in the house that you can spray water on (i.e. not silk and such).

It's a fantastic odor eliminator that has no harsh chemicals and doesn't leave any perfumy odor behind to make potential buyers wonder about a coverup.

Send me an email and I'll see if I can get you a deal on it.

Good luck!

I had a tenant that smoked in one of my rentals for 10 years of occupancy. I painted, changed the carpet and padding and tried the vinegar, charcoal and fabreeze route and could still smell it. Finally, I spread 20 Mule Team Borax all over the carpets, sprayed Ozuim on the furnace/AC filter and closed the unit up with the HVAC running for a couple days. Vacuumed up the Borax, always showed the unit with the HVAC fan on and the odor disappeared. It literally gets into the duct work.

I would suggest getting the carpets cleaned, you can also open up the windows and try oust it gets rid of odors. There are also candles that get rid of the smoke smell as well. And lastly if there is any furniture if you are able to get the carpets cleaned I would ask them to clean the couches to. If not febreeze them. Good luck!!

Treat the fabrics (carpet, drapes) with Febreeze or something similar. Fabrics tend to hold cigarette odor.

Baking soda in the mop water , cleaning water for the walls or the rest . If the place has curtains , make sure you wash them well or discard them . Carpet holds odors too and old furniture

Clean everything. Walls, carpets, drapes, everything. Nicotine smell will go away with good cleaning. Painting walls and ceilings is usually a good idea.
