The only sure way is to practically sell it at a give away price. There are too many factors which are beyond your control when selling a house, that it is IMPOSSIBLE to predict how long it will take to sell it.

you should be able to get a buyer in 4 weeks but if you want to complete in 4 weeks you might want to do a part exchange with Barratt or someone like that as you can move in in a week in some cases.

There is also a company who buys your house asap but they rip you off by not giving you the true market value!

www.eBay.com that's where my uncle sold his, and it went for alot. more then it's orginally worth. he got alot of money out of it. and it only took him 10 days to sell it. you should to the same i highly recomend it.
