This question(s) is way too big for the scope of this site, but...
1 - First you need to read lots and go and find people who have already done what you want to do. DO NOT copy anyone who says they know stuff, but have no property. Duplicate what you want to achieve.

2 - Do you mean qualify for a loan? Yes, there are always requirements to meet, but they vary. I can't even begin to go over the differences, but I would say that if are interested in loans with bad credit, be careful.

Are you financially soluble to buy property right now? Go to the bank, mortgage company, lender & get prequalified to see what you can afford.

then, find a local realtor, and work with them. they will help you get started, and since you're the buyer, you typically do not have to pay any commission! free service from a realtor!
