I have a house that needs some work that Im selling as a handy man special. I buy and sell house for a living and have done this for years. But the guy that owns the property next door and around the house keeps coming over when the realtor is there with a potential buyer and saying there is a million things wrong that really are not. What can I do about this. he has ran several people off doing this. Is there any laws that prevent this. i have no trespassing signs up now to maybe detour him from coming around.

Quite probably yes. The Uniform Commercial Code recognizes torts like disparagement, slander, libel and interference with a contract. The trick is finding out exactly how the UCC was adopted in your state and for that you'll need a attorney. If you have an attorney friend, he might be willing to write a cease-and-desist letter for you.

First of all, have you talked to him directly? Just ask him why he is doing that. What is he hoping to accomplish? Ask him if he would rather have a nice neighbor move in, or would he rather have an empty abandoned house next door?
The real estate agent should also ask the neighbor to leave if he comes while the house is being shown.

First place the trespassing sign on...then talk to him to mind his own business, he is not the owner to come over and disclose what and what not, two he is not the realtor either..so tell him to back off or else!!

If you posted no tress passing signs then he has no right to do this. Talk to your Realtor about this and maybe have a chat with your neighbor. If all else fails you can have an officer talk to him for sure.

It is your property. You can decide who comes over. So next time he does this ask him to leave. If he insists on staying it is your right to call the police.

You need to put up No Trespassing signs! Call your neighbor and tell him you don't appreciate his actions.

Call the cops if he does it again, he has no right being on your property. Maybe if the police talk to him, he'll think twice before doing it again.

I think this is a civil matter, but it is illegal. Contact an attorney to send a$$hole a cease order.
