First of all, have you talked to him directly? Just ask him why he is doing that. What is he hoping to accomplish? Ask him if he would rather have a nice neighbor move in, or would he rather have an empty abandoned house next door?
The real estate agent should also ask the neighbor to leave if he comes while the house is being shown.

First place the trespassing sign on...then talk to him to mind his own business, he is not the owner to come over and disclose what and what not, two he is not the realtor either..so tell him to back off or else!!

If you posted no tress passing signs then he has no right to do this. Talk to your Realtor about this and maybe have a chat with your neighbor. If all else fails you can have an officer talk to him for sure.

It is your property. You can decide who comes over. So next time he does this ask him to leave. If he insists on staying it is your right to call the police.

Call the cops if he does it again, he has no right being on your property. Maybe if the police talk to him, he'll think twice before doing it again.
