Owning a 4 unit means more renters, but I understand that a duplex will tend to appreciate faster. Also, renting 3 units instead of 1 unit means a lot more work, and lets face it, time is money.

I own a duplex... when it was occupied by me and a tenant... the tenant paid for about half of the mortgage/tax liability....leaving me to come up with the other half.

If it was a 4 unit, and i had 3 tenants + myself... a larger burden of the monthly note is taken care of by someone other than me. That is the big diff.
