My mother would now like to add our names to the title of all four properties. I've heard of the quit claim deed, but it seems she would have to give up ownership and "give" it to us. Am I right? Is there another form that would be better for this situation?

I think you can also do it through a title company.

A Quit Claim Deed is a valid option. It can be filed without a lawyer. You should investigate and educate yourselves on the proper filing of one of course, as they include property descriptions and boundaries, and if you don't work with that type of stuff everyday it might be confusing at first.

A Quit Claim Deed can and should be written to ADD you to the titles, and not remove your mother from title as per your question.

You can do it without a lawyer but it is not worth the risk. This is a very straight forward thing and should only cost a few hundred dollars, if that much, to have an attorney do it. You will have the piece of mind knowing it was done right and if there are any issues down the road you will have recourse against someone other than yourself.

Contact the state bar association to get a referral.

Yes It is called a Will which is Free, Or the Company the Title is drawn off on should work, Although anyone could just change that by word of mouth if they knew what they were doing, It is Best to have an Attorney do it Because then it would be Legit, LIKE WRITTEN IN BLOOD, COURTS Can not take/change anything, If she(mother) were to Pass away, God forbids this happens anything can change, but your mother should know the best way to look into this matter.

No, your mom can add you and your sister as co-owners on her deeds by using the quid claim deed, no lawyers needed. I live in Florida and that is what I have been told.

She doesn't need to quit the deed herself, to add you to it. She should be able to just do it with a notary.
