You can call the title company that handled the closing when you purchased the house or you can call an attorney that specializes in Real Estate. It shouldn't cost more than $200-300. You just have to go in and sign a addendum to your deed saying that you want her name added. It only takes a minute.
You don't have to contact the mortgage company ahead of time.She doesn't have to be on the loan to be on the deed. Just send them a copy of the updated deed after it is recorded with the courthouse.

You can easily be added to the deed when you are married You cannot be added to the mortgage = you would have to refinance to get added on the mortgage. You would need 20% down. If the mortgage is in both of your names, it will impact both of your credit history. - since you are considered about improving your credit history, I doubt that your additional income would lower the rate. Add'l Info: The deed does not need to be in the mortgage's holders name = common situation. Married couple - one works outside the home / one doesn't = the one with no income would not be on the loan because they add no value, but the deed will be in both names.

Hi amashburn,
You do not have to refinance to just place her on title.
You want to submit a quit claim deed, or in some states it's called a warranty deed.
Keep in mind although she will have a vested interest in the home, she would not be under obligation for the debt.
To achieve this, then you would have to refinance.

Go to an office supply store like staples, and get a grant deed. Get it notarized then take it to the county recorder's office and have it recorded. That will put your wife on title, there's really no need for her to be on the mortgage. However most mortgage companies will add your wife's name to the loan as a contact person.

Much like prenuptial agreements, marital assets can be a tricky conversation. I would consider making a compromise- in the event that you are happily married after 5 years, you will agree to reopen a discussion for adding her to the deed. If she owned a house with significant equity, would she be so willing to put it at risk on a new marriage?

Keep it this way to avoid the house from transmorgifying into community property! If you must, obtain a form Grant Deed, deed the house to yourselves "husband and wife as community property", and arrange to have the deed recorded with your local county recorder.

1. refinance the home, in both your names, in order to add her to the mortgage.
2. talk to a real estate attorney about preparing the deed to add her to it, IF you only want her added to the deed.
*if you refinance to add her to the mortgage, then during the refi process you will have the option of deeding it to both of you.
