I have rented this house since Sept. 1997 and have cats. I have shampooed 2x a year. It it also located on Route 46 in NJ where a lot of salt is used in the winters.

If you have been taking care of your carpet by cleaning 2xs/yr GREAT.... more important is how often you vacuum... good maintenance should equal 10 yrs + of carpet life. It may be a good time to replace the carpet.

As far as the stove... I look at a stove as a 10 yr appliance (if its mine)... if it's in one of my rentals... its there as long as it performs its function and cannot be repaired due to replacement parts being discontinued/unavailable. (or its just too ugly and keeps a new renter away). If you want a new stove and your old stove still works, ask your landlord to take the old stove out and buy your own stove and have it put in... something you really like. You can take it with you to your next apartment/house or sell it to the landlord when you leave.

You should be able to contact the manufacturer on the stove and ask about it. Was it new when you moved in?

As for the carpet, it all depends on the manufacturer, the grade how much traffic it gets, even the color can matter. How old was it when you moved in?

You have lived there 9 years so it probably needs replacing. Contact your landlord.
