Any ideas on how to make a $114,000 house sell? We are painting it whiite and changing the curtains. It is in a very good area and has 5 bed 2 baths a basment and a liiving room and a dining room the kitchen i spretty small. Besides avertizing {we have a realestate agent} what else can you think of to make this sell?

We recently sold our apartment. Here is what worked for us:

* Paint the interior walls.
Amazing what a difference it makes. Makes everything look nice and clean.

* Try to have fresh flowers in a vase in the living room or dining room when people come to see the house.

* Always make your beds and keep the place neat.
This seems obvious, but I have actually gone to see homes where the people left underwear all over their beds! Clutter gives you a bad feeling.

* If you have kids, make sure they know to stay quiet when people come to see the house.
No one feels good about a place if they see kids beating each other up and hear them screaming at the top of their lungs.

* If you have pets, make sure they are tied up or out of the way.
Not everyone likes pets.

* If you can, fry some onions or bake some cookies before people come over.
The smell will feel like home.

To sum up: the atmosphere in your home will make a big difference.

Have you 'staged' your house like they do on the TV shows? You say the dining room and kitchen are small. Do everything you can to make them appear larger. Ex. rent a smaller dining rm. table and put yours in storage, clear everything off the kitchen counters, don't have stuff sitting on top of the refrig. etc. Don't forget curb appeal, the outside of the house needs to look as good as the inside. Try removing a few of your personal items to make the house more generic like a model home. It's a psychological thing that enables potential buyers to see their personal items in the house you want sold. Also, if you know when the potential buyers are coming, put a pot of coffee on and cookies(you can get the frozen cookies) to bake in the oven, use a toaster oven if you don't want to heat the house up. Sounds crazy, but coffee and baking cookies smell like a home. Plus, you can offer some to the buyers if you want.

The most important thing you can do without spending too much more money on it is to make sure it's as clean and tiday as possible. Make sure your countertops in the kitchen are fairly free from extraneous objects and appliances that will make the space look even smaller. ;) Good luck!
