I tried to clean the walls to no avail. Basically ended up smearing the dirt around and making it worse. Aside from the walls, the carpets are gross and need changing, and landscaping is in need as well. What are my renters rights? Do I simply have to negotiate or is she lawfully responsible for these issues?

the lease should state who is responsible for what. usually the renter is responsible for all cleaning and the landlord is responsible for maintenance (such as fixing a broken faucet).

Check the contract about the carpet; but, you'll be responsible for the rest of the cleaning. As far as the landscaping goes--it's whatever she wants to do.

As a renter YOU are the responsible party for cleaning issues. The land lord has NO responsibility to clean your 6 years of crud. You should have taken the responsibility to clean yourself. The land lord is entitled to keep your deposit if you don't clean up after yourself.

Check your renters contract. But more than likely your responsible for everyday messes . And she is responsible for major issues, plumbing ,pest control, things like that. She may replace the carpet since you have rented for so long

Depends on what was in the contract when you rented the property, if there is one. These things are usually spelled out in the rental agreement.

you could do it yourself and send the bill to her. My old landlord was like that. I called him up and agreed to replace the carpets, paint, etc. He had me send him a bill and even deducted the labor that I did from my rent.
