Contact a real estate agent, and be honest with them. Sorry to see that you're in such a predicament. I wish I could help. Also, you might try to get a bunch of roofers tar at your local hardware store. It is inexpensive and can be a quick fix if the leak isn't gaping.

Get a couple of repair estimates from roofers and of course choose the lower one.
Deduct the cost of the roof repair from the selling price of the home and get out of the mortgage asap.

If you do choose to tar the roof (quick fix) you will need to also sand, spackle and repaint the interior walls and ceiling to remove evidence of the leaky roof. But this is just a temporary fix and really dishonest to the new home buyer. Would you like it if someone sold you a leaky home? I think you would go after the seller especially if they signed a seller's report stating no known defects. Better to be upfront and telll potential home buyers the known defects and that you don't have the funds to do the necessary repairs.
There are buyers that are looking for a fixer upper if they can get a reduction in the selling price for a little sweat equity.

Roofing tar may help. You can get it at any home improvement store such as Lowe's or Home Depot. You just smear it on and it should prevent leaks. Also you can get roll on roofing. You roll it on and it is like a whole new roof. A lot cheaper. If you can somehow find a way for a new roof, you may be able to sell your home at a higher cost and for more $. People don't want to buy a home that right away you need to replace the roof. Or if they do then they don't want to pay top dollar for that home.
