I'm getting out of the Air Force and moving from near Randolph AFB in Tx, to D.C. in 2 weeks and need to sell my house without taking a huge loss. Any ideas, or help would be appreciated!

I'd have done it sooner if I could have, but the AF is downsizing in the middle of a war and I got a job offer I couldn't refuse. Time has been flying. I'm offering at a great price, can't use a realtor or I'll lose 8k I don't have for their cut.

I can't afford to pay a realtor's commission since I haven't owned the house long enough for it to appreciate enough to cover the costs. More help!

Mr FSBO the best advice I can give you as a Realtor is to make sure you price it right. Your property will take a long time if you dont price it right. Preferably slightly below market value so you can get good offers. Next make sure you market you home everywhere and third make sure your home has curb appeal and inside it is well maintained.
If you feel up to the challenge by all means do it but do it right. Of course if you need help I would suggest you hire a professional Realtor in your area.

To sell the house in two weeks is almost impossible.
Why do you need to sell it before you move?
You can still sell the house if you no longer live in Texas.
If you need cash, apply for a home equity loan to hold you over until it sells and then pay off the loan. Another option is to rent the house while you are selling it. You can then use the rental income to pay the mortage until the house sells. By the way I really appreciate your service to the country.

Try a lease option - this means, renting the house to someone interested in purchasing but might not be able to do so immediately...this way there is no loss, unless you needed the profit from this home to buy your new home?
I'm going to look at your listing and see if it interests anyone I know in the surrounding area.

Thanks for your service, Ex Air Force Here. They have ways to sell houses quick but you probably won't get your moneys worth. I would talk to an agent about pricing it slightly below the comps and see if it sells, mine sold in 1 day with this approach, good luck.
