Going on what others have said, controlling the heart allows whoever to control the seas making it easier and safer for the sailors. If the pirates have it then they can control not only their safe journey, but also use it to help them "pilage." If the East India Trading Co. has the heart then they can make sure that no pirates attach because everyone fears Davy Jones.
I believe that part of it also deals with the idea that whoever holds the heart can destroy Davy Jones, making it safer for everyone (the "good guys" and the "bad guys" -- whichever side they may be).
Finally, I think that this uncertainty will be cleared up over the Memorial Day weekend of next year when the third movie comes out.

Don't remember who said it in the movie (might have been Jack Sparrow's long-time mate Mr. Tibbs) but the quote was "He who controls the heart controls the sea." The evil lord has no real loyalty to the British Crown and is on a quest for power, so...Also, in Jack's case, he made a bargain with Davy Jones to be captain of a ship for 13 years, and the 13 years is up. So I imagine Jack now owes Davy Jones something (possibly 100 years of service) in exchange, and he figures if he gets Davy Jones' heart he can "renegotiate" the deal.

if Jack Sparrow gets the heart for himself, he will be freed from giving his soul to Davy Jone's, but he first wants to bribe Davy into calling off the Kraken, the evil lord wants to give it to the guy who made him lose his rank and become a pirate so that the guy will give the evil lord his rank back. If the heart is destroyed, so is Davy Jones...

The person who has the heart can control Davy Jones so they can sink any ships they want. If the evil dude had the heart, he would sink any pirate ships and any ships from competition. Jack wants the heart so he can be free and Will wants the heart so that he can kill Davy Jones to save his dad.

1. The Lords released Calypso because they thought that she would be on their "side" to fight against the English soliders. Remember the soliders wanted to control the waters. 2. I don't think he was dead. He was the keeper of the Code. I think that's why he was there. 4. The Chinese were pirates too. There "captain" person was a pirate lord, too. 5. Let me ask my husband about that. 6. He wanted to save his father and release him from the Black Pearl. His father was a prisoner of Davy Jones, bound to the ship for eternity. 7. Let me check on that. I think he just wanted the gold. 8. The English killed him because he was useless. Once they figured out where all the pirates were, they didn't have to hand on to him. He was dead weight.

Just watched it last night. There was something about being able to control the seas with it. At least that is why the evil British guy wanted it.
