Does this just include the width and length of the main floor...or does it include all livable space or ?

I just bought a home. No, it does not include any space that is not finished, like garages, carports, etc. If the basement is finished, that is, you could treat it as a room of the house, then it is counted in the total square footage. Unfinished attics, basements, and decks are not included.

The main floor and anything above. Basement space does not count.

I think its the space that is under heat and air so like a your closet would be included, hallways ,foyer, bathrooms, laundry room if its inside the house things like that. Hope that helped

Generally heated and finished space. So not the garage or an unfinished basement.

Usually the closets don't count and the garage definitely doesn't count.
