I'm thinking of buying 1/2 acre and putting up a modular house (3 bedrooms). Anyone have any experience doing that and if so how do you feel about modular (quality, cost etc)?

I read your post. I sell modular homes in Lancaster, SC. I have been in the business for 9 years. Modular Homes are a great alternative to stick built/site built homes. They generally have 20-30% more building materials in them than a traditional site-built home. (i.e.- for transport, and are set by lifting with a crane.) USE CAUTION with un-mentioned costs!!!! Is your dealership explaining to you the cost of construction? (Construction loan?) That can cost you thousands of dollars out of pocket during the construction phase. You'll have to check the covence to see if you can put a modular home there. most don't have a problem with modulars but mobile homes are different. We have a modular and like it just fine. You will need to check out different companies some are def cheaper made than others. We've added on to ours over the last couple years so it doesn't look like a modular any more. can't remember which brand it was.

Modular homes are genearlly poor quality. They are built in a factory and assembled on spot in pieces. However, I've seen some really good looking modular homes. The problem about these types of homes is that they are difficult to make repairs due to the specilized materails used. Modular homes are kind of confused with manufactured homes (moble homes) because the of downplay.

So long as you are talking about modular and not Mobil, you will be fine. Just like anything else, different mfg's offer various degree of quality. Select carefully.

Both of my daughters have homes from All American Homes. I would highly recommend their product.
