Small house on big property. I hate close neighbors, and love my privacy. Lots of trees would keep nosy people from seeing me!

What does the market say? If the norm is big houses on small lots, buy a big house on a small lot. If it says small house on big lot, buy small house on big lot. The market does not pay for the anomaly. All real estate decisions should be based upon the market the property is located. If all the houses in a neighborhood have asphalt shingle roofs and you put a concrete shingle roof on your house, the market will not compensate you for your concrete shingle roof. It is considered an over-improvement for the neighborhood.
Where do you live? You didn't give any information as to what market you are in or what the neighborhood is like. Look at the neighborhood and make your decision accordingly.
If you are looking to make some quick money in the market. Buy the worst house in a nice neighborhood and do some cosmetic updates, (i.e. painting, landscaping, etc) and the market will compensate you generously.

Small house on a big piece of land, You can build on with all the extra land, no close neighbors,and room for pets and kids to run wild on !!!!! If the land is big enough have some man made fully stocked ponds on it and fish anytime you want !!!! Yes I am a woman that loves to fish !!!!!

The best thing to do is buy the biggest piece of property you can afford in the best area, so if it's only a condo in Beverly Hills, it's better than a mansion in the worst part of town. It will appreciate faster and be worth more than the mansion.
