My boyfriend is coming home at the end of july and he is looking for an apartment for cheap, he is a student at SJSU and play football he would make a good room mate.

Has he considered staying on campus at SJSU? That's probably the best deal around. Obviously, if the two of you want to live together, it's not an option.

Is it for you or your boyfriend. I mean both going to stay together or only your bf is going to stay.
If he is staying alone then try some sharing else you may have to pay for apartment anyway. Check out the rent site and then try contacting separately to that area.
