networking. Also classifieds in the newspapers and posting flyers everywhere (go on-line and find good templates, you're looking for teaser flyers). join civic clubs and get involved with a church. start a website, use pay-click to draw people to your site.

the problem you will have is that interest rates are going up. I know people that were getting money left and right at 7% or less until now. Now CDs will pay 5%+ with only a 12 month lock, so investors don't have to think outside the box to get a decent return.

be prepared to pay higher interest, or consider thinking outside the box yourself. borrow the money at 5% but give them a 3% ownership. Make them WANT to borrow you money. there are a million other ways like that, just brainstorm.
