Depending on how many windows/insulation ,location etc.A 5000 btu should be enough(besides its the smallest they make.Rule of thumb on a normal insulated house 5000 per 12x12 room is plenty

in southern Ohio 7000 , in Florida 12000 , also depends on insulation, size of windows number of windows, how often door to room is open, where ac unit is located. and what temp you are wanting.i have a 12' x 21' all glass walls on 3 sides 18000 BTU keeps it at 76 most of the time. but im in Florida it does get hot here.its also single paine glass . i figured it would hard to cool when i could not walk on the tile floor bare footed!

I dont know where these peeps are finding 4ooo and 6ooo btu AC's but all you need is a $89 5000 btu to make you need a blanket at night :)
