Wikipedia says: An action to quiet title is a lawsuit brought in a court having jurisdiction over land disputes, in order to establish a party's title to real property against anyone and everyone, and thus "quiet" any challenges or claims to the title.

An action to quiet title is a cause of action brought in court (a lawsuit) in order for the court to declare who the property belongs to and what interests creditors (banks, mortgage holders, debt holders, etc.) and other parties have to that property. A Complaint is the document filed with the court stating that they have a cause of action and requesting relief from the court, such as declaratory relief in which the court declares that the property belongs to the plaintiff (the individual who filed the Complaint). If you've received a Complaint to quiet title, you should seek a real estate attorney immediately.

i think its where you try to clear all the leins. you get the title this way.
