THe house is listed at $524900 and I would like to submit an offer. It's been listed for 4 months and price has been reduced twice. My agent says there has not been any offer yet. I am thinking about $485K (or less) and does it sound OK?

I would go ahead and make the offer. The seller can always counter with a reduced price. Remember, your offer is just a starting point in negotiating a deal. You can always raise your offer, but once given, it is difficult to lower it.

Generally it's a good idea to go 10% below, but for a property that's been on the market for 4 months, while the average is 2-3, I'd go even lower and start at 460.
