One frequent problem with eaves and other types of residential overhangs is the appearance of mildew. This discoloration makes the eaves look like they weathern, worn or even rotting, when, in fact, they just need to be cleaned up.

But they're not easy to get to, especially on a two story house. But, you're in luck.... they make this product under the name of JOMAX which is available at Home Depot (and probably Lowes too). Its about $10-20 or so for a gallon. But its in concentrate, so you'll only need one gallon.

You'll also need an attachment to your garden hose (~$8) and some decent water pressure. Mix it up and spray it on... it has some form of a bleach ingredient that cleans up the mildew.

TIP: Water the heck out of any landscaping and shrubbery before doing this. Then the drippage from your Jomax spray will runoff and not hurt them.

You really need to provide more information.

The simple answer is pull off the old ones and replace the wood. You want to prime all sides of the wood before you nail it in place. Priming the front will reduce weathering and priming the back will reduce rot and moisture damage.

Use fasteners that are rust resistant, such as galvanized nails.

Apply silicone chaulk to all of the seams before you paint.

You should look into some of the composit or other manufactured materials instead of wood. Look for something something that is resistant to rot and weathering.
