Go to Staples, or office max, and get the kit for selling your home yourself. It will contain the paperwork for the offers to buy that need to be filled out and such. Make sure that you use the service of a lawyer that you trust to make sure that the paperwork is filled out properly. It will still be much cheaper than paying real estate commissions.
Next, find a local title company that would be willing to handle the closing for you when the house sells.

You can't unless you were licensed also and had access to all the resources that they do, that's why you need an agent because of the paper work involved. Or you can rely on the agent of proposed buyers, most have agents unless they are agents themselves. It seems like you're trying to avoid paying a commission(s) but you can at least save one by having the buyer's agent handle everything.

It's a mistake to not use a Realtor. A good Realtor can attract many more buyers and also save you thousands of dollars in mistakes and headaches.

Try your bank, they should have someone that will help you price it. Then, just put a for sale by owner sign in front...
