i'm a stay at home mom of a 3 year old once my son gets into school i hope to become a realtor...what is the average income...i know it's based on your sales ...but i just need an idea...it can be a vague rage even... also what do I have to do to get liscensed in the state of virginia... is it a good career to get into? I was going to take upp nursing but I can't do blood and guts and death ever day of my life I think being a realtor will give me tike to still spend time with my son and partisapate in school events with him since it's more flexable hours ..and I can still devote my self 100% to the job...and and all info would be great!!

The best routes to take are to research the process of starting a business as well as the industry you're interested in.

I recommend checking out the SBA, Entrepreneur, The Start Up Journal & Nolo. All 4 are great informational resources for the new/small business owner. I posted links for you in the source box.

Associations may be a good avenue to explore as well. These organizations will address many of the thoughts, questions and concerns you'll inevitably have as well as many you haven't anticipated yet. See the source box for some relevant links.

Research, research, research – this cannot be stressed enough. Read as much as you can about the industry. Here are some book titles that are relevant:

* Your First Year in Real Estate: Making the Transition from Total Novice to Successful Professional by Dirk Zeller
* 21 Things I Wish My Broker Had Told Me: Practical Advice for New Real Estate Professionals by Frank Cook
* Complete Idiot's Guide to Success as a Real Estate Agent by Marilyn Sullivan
* Real Estate License Exams For Dummies by John A. PhD, DREI Yoegel

You can start by enrolling in realty classes at a community college--they show you the ropes, and teach you what you need to know to become licensed. Some courses are online, on cable TV, self-paced (only need to go in for tests), etc. I would be applying now for the fall semester.

I do know that it can be a very profitable career.

bad timing...real estate market has peaked and will slowly move downward due to higher interest rates...
