SEND THEM A REGISTERED LETTER AND THEN GIVE THEM 10 DAYS FROM THE DATE OF RECEIPT TO PICK UP..THAT IS REASONABLE BECAUSE SOMETIMES PEOPLE DO NOT GET THEIR MAIL AND THINGS RIGHT AWAY..TELL THEM IN THE LETTER THAT IF THEY ARE NOT INTERESTED IN REMOVING THE ITEM TO CALL YOU SO YOU CAN DISPOSE OF IT PROPERLY.

what does your lease say? you and the tenant are bound by the four corners of the lease anything outside of the written agreement falls under the parole evidence rule

72 hours is plenty if the lease ends on a friday or weekend, unless you've been advised that they are out of town, national holiday, death in family, etc. and that's IF you feel like being nice.

48 hours. Where I work we don't mail notices, we hand deliver them and stipulate that the item in question needs to be disposed of immediately and if not we will dispose of it for them and charge their account the cost of dumping it.
