My land lord wants me to pay an extra deposit on top of my pet deposit because she clams that because I have a dog (who is house broken) that he might pee on the tile floors which would ruin them causing her thousands of dollars in damages. Have you ever heard of any tile that can be destroyed by dog urine or is she just trying to get more cash. I asked her they needed to be cleaned with any special floor clener when i mop she said no. I would think that some cleaning produts would be harsher on her floors then if my dog had an accedent.

Assuming that it is ceramic tile, If the grout (the stuff between the tiles) on the floor isn't sealed it can get stained - but no more so than spilling a drink on the floor would. In which case 'people accidents' are much more likely to damage the floor than your housebroken dog.

If it is a porous stone tile, then yes the tile could be stained if the material is left on top for a long time - but again, it is the same with any coloured liquid that falls on the floor.

Either way, the extra deposit is unfair.

Depends on the tile. If you have porcelain tile, you don't have to worry too much because it can take a lot of punishment and still hold up. Natural stone tile can be damaged by urine or by pet's nails. Stone tiles vary in the care required for them by the type of stone, the cuts, the settings, etc. I'd ask what type of tile it is and then research that type on line and present it back to the landlord...

Urine can soak into tile grout and destroy it, but your pet deposit should cover this possibility. If you are already living there, just tell her to jump in the lake as it is NOT lawful to evict for your refusing to pay extra charges. If you don't live there yet, go find somewhare else as this landlord is obviously a money grubbing shyster looking to get you for every penny possible.

She is talking rubbish but dogs do cause more wear and tear and that is fact. More likely the dogs claws will cause scratch damage to the tiles particularly if they are plastic or linoleum.
