Yes of course, but I would suggest you actually go there and see the house you may buy first hand and don't rely on someone else to be completely honest with you. If you are going to sell your current home, there may be a stipulation in the contract for the home you purchase that closing is contingent on selling of your current residence. If you plan to keep that home, then the home in South Carolina will be bought as a second home. I've not been up to date on the real estate market and how fast property may or may not be selling so you may find (depending on the market and if you're selling your current residence) that the purchase of your next home can take longer then expected. Of course you can...you just have to make sure the lender you choose to work with is licensed there. If you currently own a home in the state where you are now and don't plan on selling it, the lender may consider the new home in SC a second home, which shouldn't have an affect on the interest rate. If you can document that it will be your primary residence, it will be less paperwork for the mortgage!
