we dont have the money to move we live here in kentucky and it is hard to find a place to live here. now can she just come in threw a window while we r gone what right does she have to just enter while we are gone.what is her rights as to comeing in the home every time something goes wrong she says she will get her son here to fix it but he wont come nhere to fix the things that needs fixed while we are home so why should they wait and do it when we r gone and at night is when he climbed in the home and she knows that almost all the plug ins dont work and she wont get them fixed is there someone i can contact to get her to get it fixed please let me know thanks

my husband is a landlord here in pa and all you have to do is call the health department and tell them whats going on and they can tell you more info good luck

I don't know Kentucky Law for Renters/Tenants but it would only make sense that they have a right to come in when you report a problem and they are coming to fix it.

However, they (she) does NOT have the right to come into the home that (she owns) but you rent from her --- whenever she chooses.

I had a fan go out and I thought that it "fried" the plug in, in fact another plug in in the same room quit working at the same time.
I told my "landlord" and they suggested that I check the breaker.
I argued the fact that no breaker was tripped........but they insisted that I :
Turn the breaker OFF and then back ON... to "reset" it.
IT WORKED!!!

You may have tried this already --- but if not, it's worth the effort.
(Just a suggestion)

You can call your BBB (Better Business Bureau) and ask to discuss "Renters Rights".........they can direct you to Whom you should talk to (or help you)

It's even possible (by Law) that you have the right to have these things "fixed"..........after attempting to get them done by the owner, without results.
Pay for the repairs (out of pocket) but deduct from your Monthly Rent.
When this takes place; the owner is usually more willing to address the problems, so they can choose the cheapest way for repair.

You have a few options if you have a lease. You can pay someone to repair the outlets and take it out of your rent. Before you do that, you need to notify her of your right to do so, as well as the cost of the repair. Most states have a landlord tenant ordinace that states this. She also doesn't have the right to enter into your apartment with out letting you know at least 24 hours ahead of time, unless it is a documented emergency. Your lease states this as well.

I would suggest you contact your local tenant's rights agency for other suggestions if you don't have a lease. Above all else read your lease it states the rights you have one.

I do not think she can come in the home whenever. I think she has to get your OK. But if you know a family member or someone who can fix it. Ask the landlord if you get it fixed and give or show the receipts will she take it off your rent. I hope it gets better for you

Electrical outlets are cheap, about $1.50 each. How about replace them yourself and withhold the repair costs from your rent. You might also try contacting the state housing authority. Also, even though your landlord owns your home she has no right to enter without your permission. Sounds to me like you need to have a long talk with the landlord..
