I found a good deal on a place to live. The girl who will be the only one living there (and replacing her 2 current roommates) that I spoke to said that if I move in I won't have to sign a lease, but I do have to owe her first and last months rent. I'm going to look at the place tomorrow, but when do you think she will actually NEED that money? ...That day?

When I move in as in... Okay the place is available August 1st, so do I owe her the money then? Or if I DECIDE that I'm going to move in after seeing the place tomorrow?

My last (and worst roommate) did that very thing to me and I never saw my money again.....Her deposits are w/ the landlord....your deposits (if needed) should go to the landlord....

Don't do it any other way.....Also, if she is trying to bypass the landlord's approval of you as a new co-tenant...and he finds out...he can evict you both and you both lose all your money.

You need a lease and a third party holding any deposits.

It's imperative that you sign a lease between the two of you. If she refuses then you need to opt out of the apartment.

Secondly, always pay with a check. (Proof you paid). Set up a safety deposit box at a local bank to keep all your personal papers in, including the lease you will be signing with her.

The money should be paid the day you sign the lease. I wish you lots of luck!!

DO NOT GIVE HER CASH. Write a check.

Usually it is given when you sign the agreement/lease.

Make sure EVERYTHING is in the lease/agreement. Day the rent is due, what it covers etc.

The best bet is that you ask for something on paper, that both of you sign before you give money to anyone.

when you agree to move in. even though you wont be signing a lease, it'd be in both of your both interests to sign an agreement between the two of you.

As a show of good faith to your new flat-mate, you should have it with you when you agree to move in.
