2.Clear tops of all furnishings ( no personal items )
3. A fresh coat of paint always helps
4. Flowers in vases, fresh fruit in bowls
5. Bake a loaf of bread on open day and make some coffee.

Curb Appeal, that's what they will see first. So make sure the lawn is cut,*if brown water) any overgrown plants, trees are pruned. Plants some color if need be. Then clear out all clutter. Take out any extra furniture so that they are not looking at your things but the house and how their things will fit. Make sure your rooms are of a neutral color. If there is carpeting have it cleaned. If there is hard wood floor underneathe take out the carpet. Make sure if any paint is chipping anywhere, repaint. They even say the smell of apple pie or the smell of vanilla is a relaxing smell so that people feel relaxed. What people look at is the Kitchen, hopefully all your appliances match and if it's dark think about painting. You can do your own test as the do on Sell This House on HGTV, leave out a survey asking what they liked and didn't like, why they wouldn't buy this house. See if there is a pattern, and make changes that could change any negative views. Sometimes you need to put in a couple thousand dollars of fixings things when you begin to sell but you can recupe that with the selling price.
IT WOULDN'T HURT TO CONTACT HGTV AND SEE IF THEY ARE LOOKING FOR HOMES THAT ARE UP FOR SELL FOR THEIR PROGRAM, THEY MIGHT HELP YOU FIX IT UP AND HELP YOU SELL. IT'S WORTH THE TRY.

Location is everything.
If it is a good location no matter what the house looks like it will sell fast.
If it is not such a great location you need to make sure the house is the nicest one they could find. Well maintained. Nice fixtures. No peeling paint. Floors in good shape. No structure problems.

Paint and get rid of any clutter if you are having a open house. Fix any loose cabinets and make sure there are no leaky pipes anywhere in the house.

Concentrate on bathrooms and kitchen in terms of any fixing up that you need to do, make sure your house is spotless, doesn't smell like pets, is not cluttered, allows the potential buyer to visualize owning it (i.e. remove all personal pics and items that other people wouldn't appreciate like you do), has some curb appeal, and that any projects that can be seen are finished, it only takes one half finished job to put a buyer off. good luck!

make it smell purty
open window shades to let light in
turn on all lights
disquise bad spots with drapes or rugs etc.
clean the ayrd and put some flowers in it
remove any junk cars in driveway
