I tried http://www.quickcashhomeoffers.com, which is a local home buyers site in Houston, but they were of no help. Is a realtor the best? They are so expensive though!

It's so expensive and, generally, I don't support Realtors. However, Realtors may bring people to your home... They may suggest it to everyone potential buyer that walks in their doors. Your house also becomes part of the Multiple Listings Service -- which makes your house available other Realtors AND to those buyers shopping on the Internet.

Up the price by the commission you'll have to pay.

Take a look at these addresses:

This may (or may not) have tips on selling a house. [They may only have a current episode online.) Take a look at TV shows like this - on several networks - and look for clues to sell your home.

Look at this site. It has articles such as "curb appeal" and other ideas that may make your home more interesting to potential buyers -- and things you can do yourself (without higher expense): [Do It Yourself Network:]

Do a search on the Internet for other selling tips. Besides "house selling tips", look for "renovations", "curb appeal", "what buyers want"... Look at Real Estate Sites and see what is on the market for the price you're asking. (Can you out-do the competition?) Look at the sites for properties already "sold" -- maybe you can get an idea of what your property may be lacking and can make adjustments.

Have you tried "For Sale Buy Owner" or "For Sale by Owner" ... "dot com"? -- maybe their websites have helpful info.

Your question is one reason you SHOULD use a Realtor!

You have too much to loose and it seems as if you do not have an idea of what you are doing.

According to the National Association of Realtors, a realtor can get you up to 10% more for your home then not using a realtor, so even if you have to pay 6% of the sale’s price, your still ahead a total of 4%

Plus, if you do it yourself and do it wrong, it could cost you a whole lot more!!!

It's hard right now, because interest rates have been rising steadily for the last two or three years. Also, in many parts of the country, there is a glut of houses on the market, making it a buyer's market.

In some places, like Michigan, where the economy is in the toilet and jobs are disappearing faster than George Bush admirers, it's nearly impossible to sell a house. I wouldn't attempt to sell a house without a realtor in the best of times, much less now.

Now you see why Realtors earn every penny of their commission. It's not easy selling a home. There is a lot that goes into it.

First off, 85% of all home sold are sold through an agent, so your home is only exposed to 15% of the buying public. And out of that 15%, most of them know that by you selling the home yourself, there is no commission being paid. They see that as their money, you see it as yours!! So, your going to get alot of low-ball offers.

Secondly, homes listed with Realtors sell for over 10% more. So even if your paying a 7% commission, your still 3% ahead!

So no matter what market your in, it always pays to go with a professional. Good luck to you!!

you need a realtor because the housing market is a guyers market. they will market your house...realtors don't have time for all the work that a "for sale by owner" house requires.

Who has money???????? 65% or more of this country lives below proverty that's why I believe that "our elections are rigged".Whatever party throws the most money at the people doing the counting "wins" Prove Me Wrong!!!!!!! You can't.You only have their word,and they said there was W.M.D's in Iraq,that was a lie wasn't it? So that's one FOR ME and A STRIKE FOR THEM.

someone has to want it you know. i had three house for sell once one was sold in aweek and one took 2 yrs. size and location and price. if you got it listed im not sure what else you can do
