the landlord jus raise my rent from $400 to 425 a few months ago. i have been living in this apartment fot 2yrs i live in albany ny

well I actually counsel tenants here in my area. It really depends on the laws of your area. where I am there is no such thing as rent control -- so yes, they can do that if they choose. You can try to negotiate with them and see if you can get them to maybe agree to sign a 2 year lease and charge you say $500. but before you do that contact your state's attorney general's office (you can google for it) and see what the laws are in your area.

All states have different laws, however if you have a lease which locked in your current rent, until it expires you should be locked in.

Check your states website for landlord tenant rights.

Do you have a lease? If you haven't signed an agreement with a stated rent schedule, then he's within his right to charge whatever he wants.
